Respect, harmony, SAFETY, and good coexistence within the house are mainly sought, based on respect and order, so each of the guests will have to respect the following rules.
1. Every room must be reserved with an amount equivalent to one month’s rent in order to secure and hold the space for a scheduled date.
2. In case of cancellation, management is not responsible for the refund of said amount.
3. Upon entry, everyone must ensure to properly close the door when leaving the house; it is prohibited to leave it open or unlocked.
4. It is mandatory for all residents to report or notify management immediately, using the shared means, of any act or situation that is deemed to put at risk the health, integrity, or safety of all or some residents inside the house.
It is mandatory to pay rent on time upon expiration without extensions.
The availability of rooms is restricted exclusively for accommodation purposes.
The minimum stay is 6 months.
For hygiene, guests must bring their own bedding (sheets, blankets, comforters, pillows).
Guests will leave the common areas clean, clear, and tidy each time they use them, paying special attention to the use of the dining area, bathroom, and maintaining the good image of the rooms.
The use of the guest bathroom is limited to guest use only; each room has its own bathroom.
Management has the freedom to enter the residence at any time to ensure the proper functioning and safety of the house, as well as to check its cleanliness and the proper use of its facilities.
Management has the freedom to make visits to the house and rooms for future guests. The occupant of the room will be notified in advance.
Any person whose behavior or negligence endangers the balance of the residence may be asked to leave the house as quickly as possible without refund or financial adjustment.
Zero Tolerance is understood as any action, act, voluntary or involuntary, that is non-negotiable and without second chances, with a deadline not exceeding 24 hours for vacating their space, without any refund or financial adjustment from management.
With zero tolerance: bringing alcohol of any kind into the house, whether for storing, keeping, or consuming, or with obvious packaging without use.
With zero tolerance: The consumption of any drugs, narcotics, psychotropic substances, hallucinogens, sedatives, etc., as well as their apparent content without use, is prohibited.
It is zero tolerance: to arrive, be or remain in the house in an "inappropriate" state; thus, entry into the house will not be allowed until their state is suitable for the safety of all, solely for the purpose of retrieving their belongings to vacate their space within a period not exceeding 24 hours.
The house is 100% smoke-free; thus, IT IS STRICTLY PROHIBITED, with zero tolerance: anyone caught with cigarettes, cigars, vape, or any device that emits smoke in any part of the house.
IT IS STRICTLY PROHIBITED, with zero tolerance: the access of any person other than the occupant of the room at any short or long moment; either family, boyfriend, spouse, or friend. Thus, the resident cannot receive any type of visit, resident or non-resident, in their room at any time.
Visiting hours will be from 10 am to 8 pm ONLY in common areas, and for no reason shall this time be exceeded.
The limit for visitors is restricted to only 1 or 2 people, with prior authorization from management; mass visits are NOT allowed in the house.
People other than those who have contracted the services may not come to enjoy any of the services.
In case of illness, a visit from a doctor will be accepted at any hour.
From 10:00 pm in all rooms and common areas, noise levels must be moderated. It is mandatory for every resident to respect the nighttime silence, so from the stated hour onwards, silence must be absolute.
In shared rooms, even if only one person requests it, lights must be turned off, and silence must be respected.
Any annoying actions of any kind that disturb others must be avoided.
Celebrations or parties and the introduction of pets are prohibited.
If any damage or soiling occurs to the house or furnishings for any reason; the responsible party must report it immediately to management and pay for the damage caused.
It is prohibited to perform any act that causes damage or harm to the house or to other residents.
If the responsible party for the damages is not identified, all guests will be held collectively responsible with their respective guarantees.
Attire for men and women must be decent at all times; thus, it is prohibited to wear inappropriate clothing or clothing that violates morals.
There is a commitment to protect the environment and nature. Therefore, waste or disproportionate use of the services provided should be avoided, as well as reducing water and energy consumption.
Likewise, all occupants must not leave any electrical device turned on or plugged in.
It is the obligation of each resident to notify management in case of any malfunction or deterioration inside their rooms so it can be addressed by maintenance personnel as soon as possible.
If the resident brings personal high-consumption electrical equipment (cell phone chargers, computers, tape recorders, or dryers are not considered high consumption), prior authorization from management is required before connecting to the electrical network.
Respect the prohibition against lighting candles or using heaters inside the house and within the rooms.
Every resident is obliged to notify 30 days in advance of vacating the room.
The security deposit will be held without exception in the last month of stay, as long as there is no damage to the house or furnishings caused by accident or negligence.
39. The security deposit is NOT transferable or refundable under any circumstances.
In the case, whatever it may be, of early vacating before the agreed 6 months, clause 38 does not apply, meaning there will be no economic adjustment, and the security deposit cannot be held as noted; thus, full months of stay must be paid.
Cooking and eating in bedrooms is prohibited.
The use of electrical appliances to prepare food and drinks in the rooms is prohibited for fire safety reasons.
It is each resident's responsibility to keep their valuables out of reach of others.
Management is not responsible for theft and deterioration of properties belonging to and deposited in the unit by guests, nor for damages caused by force majeure.
It is each resident's responsibility to conserve, guard, and watch over their valuables.
It is strictly prohibited to LEND or BORROW money, items, or belongings from service personnel.
The guest will respect and not dispose of any object or food that is not their exclusive property; if they do so, they are obligated to replace it within 24 hours.
It is strictly prohibited to bring or remove from the house: dishes such as plates, glasses, and other table utensils, as well as silverware, such as knives, forks, and spoons.
WITHOUT EXCEPTION of any person, every resident is obligated to clean or wash after use: all utensils, electronic devices, dishes, silverware, etc., so that someone else can utilize them.
All occupants of the rooms must ensure general order and care for the facilities, furniture, and items provided for individual and collective service.
Any damage or malfunction must be reported immediately.
All guests will respect the decoration of the house, and unless expressly authorized by management, will not introduce any other furniture into the property.
It is not permitted to nail or stick objects to the walls or make any modifications; the equipment in each room must be kept in perfect condition and belongs to each room; thus, no equipment can be moved from one room to another.
The equipment and furniture of the common areas belong to the place where they are located, and moving them to any other place is not allowed.
The regulations must be respected at all times by all guests; otherwise, they will be obligated to vacate the premises.
All guests must read, understand, and apply the provisions contained in these regulations once their entry into the property is accepted.
After which, no guest may claim ignorance of them.
Upon signing this contract, a duplicate of the keys (entry and room) will be provided; in case of loss, there will be an additional cost for replacement.

It is recommended that students disclose any mental or physical issues, illnesses, allergies, disabilities, or conditions that may affect the well-being of any other student or staff member, which require supervision, treatment, or emergency intervention during their stay.The use of the room and signing of these regulations signifies full acceptance of their content.
The violation of any of the conditions is sufficient reason for immediate eviction from the room, making the respective economic adjustment and without any economic detriment to management.
